I live in central Nebraska. About 5 years ago, my cousin bought a quarter section for $1900 an acre.  It was a nice, fairly flat field, right next to a blactop road.  The only negative was it had about 3-5 acres that could be considered a wetland, but it was considered a farmable wetland.

Fast forward to this year, where less than 10 miles away, another quarter section, listed in the FSA maps as 100% highly erodable, at the end of a dirt road brought $5550 per acre.  It just happened to be in between two local BTOs who each thought they had to have it, but still, farmable land, when it comes up for sale, is bringing very high prices.
