This is the primary reason behind the failing economy, and some how I just can't seem to find much sympathy for it either.

These posts remind me of a story told to me once.
Seems a farmer was turning around in his yard on his way to town and noticed a car stop and throw a bag in this ditch.
When he drove by he stopped and picked it up full of garbage.
Now he caught up to the car waiting for traffic at the highway and followed them as they drove into town ahead of him.
They stayed just ahead of him and then turned into a driveway of a house.
He circled the block and dropped their garbage bag off on the lawn.
Now I was told it was a true story and if it wasn't I wish it had been.
Hope it was the right house not just someone they were visiting.

I always used to turn to Mike when the news was full of record new housing start stats every month and ask, "When the hell are they going to have enough houses for everyone?" I mean, it had to become a saturated market at some point in time.
I think we had actually run out of qualified homeowners quite a while ago, and then Fannie and Freddie started turning a blind eye towards ability to repay. Once their standards fell so low, everyone else got onto the wagon, which eventually was rolling downhill with no brakes, and a cliff in sight.
Of course, housing starts drive durable goods like appliances (which aren't really very durabel anymore, are they?) There was a whole industry of interior decorating, and another of landscaping, and all the industries that supply them both, just to name two home-associated enterprises. When homebuilding hit the skids, so much of that stuff had to be on a slippery slope, too.
I, like you, am not sorry to see the sprawl of urban areas into rural ones slow or stop. I've always said that if we live where private businesses will run cable for TV or DSL, then we will have to move, since there will be too many people too close. I do think federal grant money will bring DSL to rural NC within the next seven years...by which time, I will be almost 65, so not much need for it for business reasons by them, I guess.
I hated to see that blue PVC pipe for water services laid out on the road shoulder a few years ago, since flimsy single- and double-wides would quickly follow. USDA Rural Development money was basically ruining farmland here, but those parts of the statutes have no teeth to stop the abuse. Made no sense to me....

Some years ago a guy in a Jeep drove dowm my lane and took the Jeep thru trals in my woods. They gotta have a place to go you know! I knew who it was. He's 1 of the houses down the road from the dirty mile and he's a drunk. Around the first freeze and snow I did a couple louies in his front yard, no damage, just something to let him know somone was there. Haven't had any problems with him since.

I have no water, sewer or natural gas but I do have DSL. The other day when I was filling the cattle water tank I told my son the day will come when we either have to hook up to water or they will put a meter on the well. I estimate I pull about 4-500 gallons a day out of it.
On the housing: Something you hear very little of is the impact of the community reinvestment act of 1977 under Carter and reenforced in 94 under Slick Willy. After studying this I believe this act is behind the whole housing mess. It puts people in home ownership who have no business owning a home. It also boosted prices so people kept moving up to nicer and nicer homes. I have a nephew in the banking business and he says they have 1 person dedicated to keeping the bank in compliance with comm re. act.

Nobody has tried a Jeep on our woodlot trails but 4 wheel bikes have been a problem.
We have a property across the road from where we live with a creek and about 10 hectares of woodlot at the rear of the property.
We use it as a 'vacation' spot with picnis area and a small 'shack' for camping out without a tent (used to use a tent when we were younger).
A few years ago someone came in from a property behind us, owner said they knew nothing of it and since it is at the back of their place I believe them.
What they did to our walking trails was unbelievable. They picked a wet area after some rain and made a terrible mess to try to walk through.
I put up no unauthorized vehical signs after the neighbour claimed they knew nothing of it.
Since then I have asked a couple of others not to use bikes on our property.
I knew them and went to their house and asked nicely to not ride back there because of our previous experience and we did not want to have anyone think it was OK because someone else was riding there.
They agreed with no problem and have not seen anyone there in the last couple years.
Took a couple years to smooth out the walking trail though.
