Ray- that would be great!!!!!! Good thinking. I could develop an EXCEL Spreadsheet that goes in automatically to the Hertz and Farmers National website and updates the most recent farm selling price for a farm to my EXCEL Spreadsheet. This would give me a constant running net worth statement. This is a great idea!!!!!!!!!!!

So Ray is a HOT-SHOT Grain Guy??? I find that very interesting. Yes, I would say that these HOT-SHOT Grain Guys could not even tell me what level Crop Insurance Levels for Northern Iowa Farmers takes the most money from the Taxpayer for the percentage of Crop Coverage. LOL

Faust- below is another Auction in NC Iowa. An average tract for Northern Iowa and works out to $170 per CSR Point. It probably needs some tile to max the corn yield, and then it would be a 205+bu corn farm. Probably 65bu bean dirt. Auction is below:

good one , don. My net worth is just the proceeds of my liquidation. Only does me any good if I'm going to mortgage it or sell it. I can't eat it or heat my house with it. Oh, first really nice day here in north iowa. still some snow around in groves and fencerows. I've hear 2or 3 ft. of frost in the ground and temps today in the low to mid 50's. Have a nice Easter weekend Don.

Yes idalivered, it could be a late start to planting this year in Northern Iowa. Also, my net worth is totally dependent on my wife. If she goes after me if we were ever to get a Divorce, my net worth would drop to ZERO.

From the numbers you put out and my numbers 220 bushel per acre minus your 185 bu per acre plus $135 per acre lower machinary cost adds up to 50% higher than yours

Mike- if I understand your numbers correctly, your 220bu yield compared to my 185bu accounts for a 35bu yield over my 185bu. At $7.25 corn price this 35bu accounts for $253.75 more corn revenue (not profit, but higher sales) per acre. As far as the ROI Ratio, I would expect your ROI Ratio to be higher than mine. After all, your ROI Ratio should be higher than mine to account for your equipment use/wear out number. Some of the $140 to $150/acre Custom Farming Cost I pay my Custom Guys needs to go into an Equipment Wear-Out Accrual Account. This is so that my equipment cost is part of my $150/acre Custom Farm Payment. But from your end, farming it yourself, you need to capture this equipment wear-out cost someplace in your accounting. The reason for this is that I have a Zero Equipment Wear-out cost, where you in fact are running your equipment over more acres, than if you too Custom Farmed. For you not to capture this equipment wear-out someplace in your accounting process, will make your Return on Investment Ratio much higher than in fact it is. Do you understand what I am getting at with your Equipment Wear-out Accrual Accounnt?

It appears you do have the ability to have rational thought. So why do you insist on being so narrow minded as far as your land value has really only increased dramatically in the last 4 years and you ignore how poorly your land perfromed in the previous 25 years compared to other investments. Also you ignore my posts that infer that to capture all of this increase you need to cash out. You also claim that you would be penniless if your wife dumped your sorry a** which basically confirms that this is not your land in the 1st place.
