$500 cash rents?

Do you really think there are many iowa farms that qualify for $500 cash rents and what percentage would fall in that category? 1%  5%  10%  & more?

 

I would be surprised if any acres in the 50577 zip code would meet that objective and i suspect there are quite a few farms that fall in the 80 CSR or nearly that.

I'll rent every acre I own for $350 cash rent, but that is for today and today only, tomorrow it is back to regular price.  Kind of my own little Xmas special. Smiley Very Happy

In Lancaster County, Pennsylvania a 40 year tennant lost ground because they would not match a $600+/acre bid. I know of a $627 at another location.

Let's say it rains and a guy raises 200 bu corn and gets a chance at $7 on a 50/50 rent the landlord is gonna be close if not possibly over $500/acre net before any taxes. All ifs but u can end up giving your landlord $500 plus in an environment like that. Around here where land is selling at $13k per acre the landlords that aren't getting much rent are the ones that are selling

I live south of Hwy 92 here in Ioway and was offered $300 cash up front two years ago to keep my machinery parked and I know I would be afraid to to only want $400+ right now.

 

I would bet there is some kamikaze BTO that would snap it up. Maybe even some one in the local area. The real problem right now would be "why would I want to take a cut in income and do that"?

hearing that one or two outfits out of Minnesota have blown into SC Iowa this fall with $400+ rent offers and have lined up over 5,000 acres...should make life interesting in the neighborhood...

Well, you can make alot more money than $500/acre if you Custom Farm your land. As much as $200+/acre more than a $500/acre cash rent lease. 220bu*$6= $1,320/acre in corn sales.- $575 in costs=$745

You seem to have a large disliking of my posts Hobbyfarmer. Why is that? My labor, equipment, and fuel ran $150/acre in the wages I pay my Custom Guys. I am giving them a $10/acre raise in 2013 to $160/acre because they do an excellent job at farming for me. So I will pay them over $250,000 in 2013.
