Re: Return on Investment Ratio/ZVF
So then you have "zero skin in the game" just like all the others that you claim have "zero skin in the game" since you assume they get less than 100% of their families income from the farm. Your 90% is not 100%, so by your own defintion you have zero skin in the game.

Re: Return on Investment Ratio/ZVF
Also ZVF,you should know that it took me 2 years of hard work/study to be a CPIM and a CPM. This is why they are in demand to do Physical Inventories once per year per company. I got these Certifications to have something to fall back on in case my farming operation went bankrupt.

Re: Return on Investment Ratio/ZVF
Happy for you. But you do not get 100% of your income from your row crop operation. You have stated here that if you don't get 100% of your families income from the row crop operations, you are not really a farmer and have no skin in the game. I would say you truly do have no skin in the game since you could lose the farm and still "free lance" (whatever the **bleep** that means) as an accountant. You would still have your $600,000 house in the 'burbs. Most on here, if they lost the farm would have nothing left except maybe the clothes on their back. So I would say you have "zero skin in the game" and most everyone else here has plenty of skin in the game.

Re: Return on Investment Ratio/ZVF
Yes, I do get 10% of my yearly income from a non-farm source/sources, And yes I could support my family on this. However, I would disagree that I don't have "SKIN IN THE GAME". The reason for that is I have 95% of my entire families wealth/net worth in farmland. If my farm operation went bankrupt Iwould have pretty darn close to zero wealth and that would be a large hardship for my family. Yes, I am the one who decided to tie up my wealth in farmland, but for a 50 year historical average, farmland outperforms the stock market ROI Ratio by 3-4%, which is nice, and again that is for the long-term 50 year average, not over just a 5-10 year time period. And since 1999, Iowa farmland has done well, very well and an ROI much higher than the stock market. In 1999 I bought my last farm for only $712,000 or $2,225/acre. The farm was an entire 1/2 section and a 83+ CSR rated dirt. Today, that farm would sell for $4.5 Million dollars for a $3.8 Million dollar profit. That is a darn good ROI Ratio don't you think? I only had a 10 year loan on the farm so it is now paid-off, thank God. As you know you only make yearly payments on farmland, never monthly like a house. The $91,000 yearly payments were getting old.

And here we go again, more of the self given "Ata Boys". Who cares if your farm only cost you 20 cents on the dollar.

Re: $500 cash rents?/insults
Yes, come on guys, please stop constantly insulting me. I have not insulted you guys at all. I want to keep these discussions on a business level so we can learn new things. As for my 320 acre farm, my comments were to show that I had SKIN IN THE GAME to ZVF IS all. One farm is not anythibg to brang about at all. In fact it was a HUGE, the extra money screw up on my part, I had the option to buy the other 320 acres right next to it for the same price and I screwed up by not buying it. I just **bleep** Chickened out about spending the money is all, a terrible screw-up on my part.. So please can you stop insulting everyone of my posts, I have not been insulting all your posts. Thanks in advance for your considering not to insult all my posts. Thank-you.

Re: $500 cash rents?/insults
RSW, if you want respect, it is something that is earned. You can demand it but it will never be granted. My advice, stop making all your comments about you. All you ever say and repeat over and over is you bought Iowa ground for a dime and now it is worth a dollar.
If you add value to the thread, everyone here will eventually listen to what you are trying to communicate, but you've got to stop making it all about you. Also, the numbers you keep throwing out seem to be worthless to the majority of us, you should have been able to decifer that at about your 3rd post. You are making yourself your own worst enemy on this site. Maybe just follow and read a few threads before you make any comments. Most on this site were readers for a lengthy period of time before they became contributors. Just my nickels worth. I hope you don't think this is an insult.

Re: $500 cash rents?/insults
RWS,
Your posts are mostly about how brilliant you are and have been . It gets a little old. Maybe try some technical analyisis of the markets for a change of pace.
This isn't the first rodeo for most of us on this site. Not sure who you're trying to impress.
So tell us what will be the price of corn in 2023 as well as the price of Iowa farmland.
