Don't know how this works out for Canada but I do have to say that US land markets have a trememdous amount of tailwind from the fact that corporations now have their forelegs firmly planted in the crop insurance trough.

$14,000 land doesn`t need crop insurance.  If you took away crop insurance, $14,000 land would become $18,000 land, because the market would have to bid for crop production acres.  The fringe needs insurance to get planted or a higher grain price, or it will just go back to pasture (where it probably belongs).    Crop insurance = highest number of acres get planted = lowest grain prices AKA "cheap food policy"  Smiley Happy
